About us
Varr House is owned and hosted by Johnny Miller, who has spent his working life in hospitality and has a passion for giving all of his guests an unforgettable experience. For many years John worked alongside his late partner Jim Paget who has now sadly passed away. Together they shared a love of welcoming guests, bringing people together to enjoy great food and wine with exceptional service. This spirit remains in the heart of Varr House.
Our open plan ground floor features a fully licensed bar and an adaptable space for private hire which is perfect for any special celebration or occasion.
Upstairs, Varr House offers three beautifully presented double Bed & Breakfast guest rooms with en-suite bathrooms.
You can also choose to stay in one of our private self contained apartments which both have hot tubs!! The Pig Sty is a one bedroom and the Cow Shed has two bedrooms.
Our garden and the unspoilt views are delightful and offer the most perfect spot to sit and enjoy a glass of wine whilst watching the sun set.
Location
Varr House is situated on Woodmancote Lane, Emsworth, PO10 8RF. Emsworth is a small town located on the South Coast of England, between Chichester and Portsmouth. Woddmancote Lane is a residential road in Emsworth and Varr House is located along that road.
FROM LONDON:
Leave London and head south on the A3 (London - Portsmouth Road).
Stay on the A3 for approximately 70 miles (112 km), passing through towns such as Guildford and Petersfield.
Continue on the A3 until you reach the A27 interchange. Take the third exit onto the A27 (Chichester Bypass).
Stay on the A27 for approximately 7 miles (11 km), passing Chichester.
Take the exit toward Emsworth/Havant/B2148.
At the roundabout, take the third exit onto the B2148 (Emsworth Common Road).
Follow the B2148 for about 1.5 miles (2.4 km) until you reach another roundabout.
At the roundabout, take the second exit onto the B2148 (Woodmancote Lane).
Continue on Woodmancote Lane for approximately 1.5 miles (2.4 km).
You will find Varr House on the left-hand side of Woodmancote Lane, at the address you provided: PO10 8RF.
FROM MIDLANDS, NORTH & WALES:
Start your journey from your specific location in the Midlands, North, or Wales and head towards the M40 motorway.
Join the M40 motorway heading south towards London.
Continue on the M40 until it merges with the M25 motorway.
Follow the signs to stay on the M25, heading southbound towards Gatwick Airport, Brighton, and the M23.
Continue on the M25 until you reach the junction for the M23 motorway.
Take the exit onto the M23 motorway, heading southbound towards Brighton and Gatwick Airport.
Stay on the M23 until it merges with the A23. Continue on the A23 towards Brighton.
Near Brighton, the A23 will merge with the A27. Take the exit onto the A27 towards Chichester and Portsmouth.
Stay on the A27 for approximately 28 miles (45 km), passing Chichester.
Take the exit toward Emsworth/Havant/B2148.
At the roundabout, take the third exit onto the B2148 (Emsworth Common Road).
Follow the B2148 for about 1.5 miles (2.4 km) until you reach another roundabout.
At the roundabout, take the second exit onto the B2148 (Woodmancote Lane).
Continue on Woodmancote Lane for approximately 1.5 miles (2.4 km).
You will find Varr House on the left-hand side of Woodmancote Lane, at the address PO10 8RF.
FROM THE WEST:
Begin your journey from your specific location in the west and head towards the M4 motorway.
Join the M4 motorway heading eastbound towards London.
Continue on the M4 until it merges with the M25 motorway.
Follow the signs to stay on the M25, heading clockwise (east/south) towards Gatwick Airport, Brighton, and the M23.
Stay on the M25 until you reach the junction for the M23 motorway.
Take the exit onto the M23 motorway, heading southbound towards Brighton and Gatwick Airport.
Continue on the M23 until it merges with the A23. Follow the A23 towards Brighton.
Near Brighton, the A23 will merge with the A27. Take the exit onto the A27 towards Chichester and Portsmouth.
Stay on the A27 for approximately 28 miles (45 km), passing Chichester.
Take the exit toward Emsworth/Havant/B2148.
At the roundabout, take the third exit onto the B2148 (Emsworth Common Road).
Follow the B2148 for about 1.5 miles (2.4 km) until you reach another roundabout At the roundabout, take the second exit onto the B2148 (Woodmancote Lane).
Continue on Woodmancote Lane for approximately 1.5 miles (2.4 km).
You will find Varr House on the left-hand side of Woodmancote Lane, at the address PO10 8RF.
FROM THE EAST:
Start by heading east on the A27 road from Brighton. Continue on the A27 for approximately 51 miles.
After approximately 51 miles, take the exit onto the A3(M) towards Portsmouth.
Continue on the A3(M) for about 12 miles, then take the exit onto the A27 towards Havant/Emsworth.
Stay on the A27 for approximately 9 miles until you reach the Emsworth junction. Take the exit onto the B2148 towards Emsworth/Hayling Island.
Follow the B2148 for about 1.5 miles until you reach a roundabout. Take the second exit to stay on the B2148.
Continue on the B2148 for approximately 2.5 miles until you reach another roundabout. Take the second exit to stay on the B2148.
After about 0.8 miles, you will reach another roundabout. Take the second exit to stay on the B2148.
Continue on the B2148 for approximately 0.6 miles, and then turn right onto Prinsted Lane.
Follow Prinsted Lane for about 1.2 miles until you reach Varr House, PO10 8RF. It will be on your right-hand side.
